Description
We are seeking an experienced Senior Quantity Surveyor to join our dynamic Projects Team. The successful candidate will play a key role in managing the financial aspects of construction projects—ensuring budgets, contracts, and resources are effectively managed from pre-contract to project closeout.
This is an exciting opportunity for a results-driven professional to contribute to high-value real estate projects and develop further within a supportive and ambitious organization.
Key Responsibilities
- Manage pre- and post-contract activities across various types of contracts including re-measure and lump sum (FIDIC format).
- Prepare and review Bills of Quantities, cost plans, cash flow forecasts, and budgetary reports.
- Draft letters of award, contracts, variation orders, and claim reviews in coordination with consultants and contractors.
- Certify interim payments and manage final accounts for both consultants and contractors.
- Prepare project takeover certificates, deliverables checklists, and ensure complete documentation is secured at project closeout.
- Participate in tender analysis, contract negotiation, and contractor selection.
- Review and assess contractual claims, variations, EOTs, and prepare response letters or settlement documents.
- Monitor site progress, conduct periodic visits, and support the project team with reporting.
- Ensure compliance with all contractual obligations, UAE construction laws, and internal governance standards.
- Contribute to cost estimation for new builds, fit-outs, renovations, and refurbishments.
- Provide contractual support from execution through to project completion and defects liability periods.
- Actively engage with project teams to identify cost-saving opportunities and improve delivery efficiency.
Qualifications & Experience
- Bachelor’s degree in Quantity Surveying or Civil Engineering (mandatory).
- Minimum 10 years of relevant experience in construction, especially villas, buildings, and mixed-use projects.
- MRICS certification is a strong advantage.
- Proven expertise in cost management, contract administration, and tendering.
- Strong understanding of FIDIC contracts, project financial control, and claim settlement.
- Excellent analytical, negotiation, and communication skills.
- Proficiency in industry tools and software (e.g., cost-estimating software, Excel, AutoCAD, or Primavera).
